A Day in the Life at 44 East Ave

Austin’s up and coming condos on the edge of Lady Bird Lake.

Located at the foot of Rainey Street, on the edge of Lady Bird Lake, 44 East Ave is a currently-under-construction condominium located on the southeastern edge of downtown Austin. The tower is being developed by Intracorp Homes, a leading real estate developer across North America for over forty years. Over their history, Intracorp has delivered over 23,000 homes, earning their reputation as one of North America’s most trusted real estate developers.

Now under construction at its namesake address, 44 East Ave will rise 49 stories and boast incredible views of Lady Bird Lake, the Austin skyline, and the Texas Hill Country. The location serves as a gateway to both the natural environment and the urban lifestyle of Austin that surrounds the tower.

The residential floors of the building comprise one to four bedroom homes, defined by floor plans ranging from just over 500 square feet to more than 3,500 square feet. Local architecture firm Page Southerland Page, Inc. spoke on the efficiency of the floor plans, stating that “every detail of each floor plan has been carefully considered, and the result is furnishable, livable plans designed to take advantage of the expansive view from each home.”

Such thoughtful design elements are carried throughout the entirety of the building.  Designed by Michael Hsu Office, the lobby will feature a glass atrium that brings daylight and naturescapes into the interior space. This design is just one part of the creativity injected into every element of the building to amplify its setting near parkland, waterfront and urban amenities. Two amenity decks, located on floors 11 and 37, will extend the tower’s living spaces into nature.  A picturesque cenote-inspired pool and the surrounding lushly landscaped patio will offer residents a verdant oasis underneath the Texan sky.

Just outside the main ground floor entrance sits Waller Beach Park, essentially acting as the building’s front yard and offering residents ample space for outdoor activities or relaxation. Residents who embrace the active lifestyle (a trait they’d share in common with many Austinites) will be able to invigorate their mornings by running or biking the expansive, 11 mile Ann and Roy Butler Hike-and-Bike Trail that circles the lake.

Connectivity will increase exponentially with construction of the planned Waterloo Greenway, a 1.5-mile park system that will unite 35 acres of connected green space — from 15th Street all the way to the northern shore of Lady Bird Lake — with lush gardens and rolling pathways along the curves of Waller Creek. This urban ecosystem will link the University of Texas campus, the Innovation District, the Texas State Capitol Complex, the Red River Street entertainment district, the Austin Convention Center, and the Rainey Street district together in a transformational way.

A multitude of nightlife options will be available to residents of 44 East Ave — there’s no shortage of dining and entertainment spots in this buzzy part of downtown Austin. The Rainey Street neighborhood is home to an eclectic mix of bars and restaurants: residents can enjoy handcrafted cocktails at Half Step before spending a night out on the town; Emmer & Rye, a staple of Rainey Street, is home to some of the best dining in Austin and sure to please; and Austin’s hip and funky East Side beckons just across Interstate 35, filled with even more great nightlife spots that keep Austin’s roots alive. With easy access to central veins of the city and connectivity to downtown, residents of 44 East Ave will truly have the urban lifestyle at their fingertips. For those who travel often, Austin-Bergstrom International Airport is just a 15 minute drive away, making travel out of Austin convenient.

For working professionals, downtown Austin is notable for containing nearly 20% of the city’s office space, and since 2010 the total office inventory in downtown Austin has grown by 17%. Overall, 7 million square feet of development are under construction and an additional 9.5 million square feet have been planned. This enormous growth in downtown Austin is one of the many reasons already over 50% of the homes are spoken for. Plus homes are well under construction with move-ins anticipated to happen in 2022 – 44 East Ave will be the only downtown residential condo building to deliver in 2022, another strong deciding factor for those who choose to purchase a home here.
