Where is Southwest Austin situated?

Southwest Austin is located between Highway 290 and IH-35.  The area reaches as far south as the Travis County border and north towards Slaughter Lane.

 

What makes Southwest Austin a great area to live?

What changes have been happening to the Southwest area over the last few years related to the rental market?

After climbing out of the 2008 recession the entire Austin-Round Rock metropolitan area began seeing a see a rapid increase of growth.  With multiple high-tech companies moving here the housing shortage soon became obvious.  Many rental communities were leased at capacity which drove up rental rates.  Apartment homes were leasing as quickly as they became available.  This prompted for multiple new communities to be built with many builders venturing into the Southwest area.  “In addition to the recent construction of class A apartment communities such as AMLI Covered Bridge there has been a recent influx of local businesses who have set up shop in the southwest Austin area” said Brandon Venema (Community Manager of AMLI Covered Bridge).

 

How do these rental market changes benefit renters in the area?

The businesses that are being built around the new rental communities are providing quality job opportunities for those that prefer a short commute but want to live in this beautiful hill country area.  In addition to the new job opportunities that have sprung up area renters now are seeing more choices available to them when finding an apartment as well as lower rates compared to other areas in Austin.

What are some large new or notable employers in the Southwest Austin area?

Some of the key major employers in the area include ARM AMD Freescale IBM Solarwinds Texas Instruments Seton and St. David’s Medical Whole Foods and numerous STEM companies.  Another key employer for this area is Austin-based YETI the fast growing premium cooler and drinkware company.  They have a 175000-square-foot complex currently under construction off Southwest Parkway.  According to an article in the Austin American-Statesman their new facility will include an archery range sports and basketball courts barbecue pits roof top terrace and jogging trail for their employees!

Some rental communities in the area offer incentives to residents who work for local companies.  Marrisa Assistant Community Manager at AMLI Covered Bridge mentioned “Not only are we a short commute from our preferred employers but we also offer their employees up to a $300 incentive off their first month’s rent should they choose AMLI Covered Bridge as their new home!”

 

What is there to do for fun in Southwest Austin?

As this part of town continues to grow lots of locally owned restaurants are opening giving plenty of dining options to residents of the area.  “Definitely check out Pieous” Venema mentioned. “They specialize in Neapolitan style pizza.  Everything they serve is delicious!” Jack Allen’s Kitchen is also in the area which is a brunch hotspot that specializes in fresh locally sourced food.

Southwest Austin offers a variety of outdoor recreational activities such as biking hiking swimming and golf.  “Twin Falls and Sculpture Falls is one of our favorite spots nestled in the Barton Creek Greenbelt off MoPac (Loop 1) and 360. After hiking out to the falls it feels great to take a dip in the swimming hole” says Venema.

He mentioned that there are also some great options if you want to take a day trip and enjoy more of the hill country.  Hamilton Pool – often voted as one of the top swimming holes in the country – is only about 25 minutes away. The neighboring Reimers Ranch State Park is a popular location for rock climbers but also offers some easier walking trails with breathtaking views. If you’re up for a slightly longer drive (about an hour and a half) head west to the Enchanted Rock State Park which is near Fredericksburg Texas. (Venema also recommends checking out the William Chris Winery Duchman Winery Jester King Craft Beer Brewery and Salt Lick BBQ.)
