Somewhere between town and country is Nolina, a Georgetown community where the big Texas sky greets a new day of possibilities.

Nolina isn’t your average new home community. Rather, it’s a place meant to be a celebration of shared experiences and meaningful connections — where a laid-back lifestyle and a get-away-from-it-all attitude reign even though welcome conveniences are just down the road.

Opened in 2024, Nolina has taken root in Williamson County, with homes by award-winning builders and generous amenities that greeted its first residents. Here’s how Nolina has distinguished itself among other area developments:

Homes Designed for Modern Living

Nolina developer Johnson Land Ventures carefully selected builders known for both exceptional design and dedicated customer service. These award-winning builders — Chesmar Homes, Perry Homes, Taylor Morrison and Westin Homes — offer 89 floorplans in Nolina that range from 1,541 to 3,827 square feet, giving prospective buyers ample selection to find a home that meets their unique needs. Designed for 45-, 50- and 60-foot homesites, the plans start in the $300,000s, an attractive price point in the Austin-area market.

The builders showcase their design and construction quality in seven professionally decorated model homes that are open daily, 10 a.m. to 6 p.m. Monday through Saturday and noon to 6 p.m. Sunday. Interested buyers should ask about any limited-time builder incentives to help lower interest rates, add options to the home or reduce the price of the home.

Getting to Know the Neighbors

Nolina residents have opportunities to meet neighbors while walking the trails that wind through the neighborhood, but perhaps the best place to get acquainted and forge friendships is at The Wildflower House, a 7-acre amenity center in the heart of Nolina.

The Wildflower House is a magnet during the summer, as residents gather at Tulip Tides Pool to swim and relax. In-the-water loungers offer a “sun-sational” experience. Nearby is the Water Spout Splash Pad, where bubbling fountains and whimsical flowers delight young residents.

Butterfly Park is another favorite of Nolina littles, with swings, slides, climbing structures, and more. A gentle slide built into a hill is ideal for toddlers while older siblings can exercise their bodies and imaginations on the nearby large play structure. Parents can sit and chat while watching their children play.

Anchoring the pool, splash pad, and park is a well-appointed amenity center with indoor and outdoor gathering spaces — including a fire pit for chilly evenings. The Wildflower House also includes a fitness studio with state-of-the-art strength and cardio equipment.

Residents can gather at the amenity center spontaneously or during events planned by Nolina’s Director of Fun, Hannah Joyner. Hannah’s roster of events includes something for all ages.

What’s Nearby

Nolina is located in Georgetown, which means residents have easy access to the many shops and restaurants in the “Most Beautiful Town Square in Texas.” Downtown Austin is less than 30 miles away and Round Rock just 10 miles to the south.
